We work closely with you and your Realtor to estimate the future sale price of your current home. Once the estimate is complete, you’re pre-approved for a bridge loan up to 75% combined loan-to-value of your estimated sale price.
Example: If your home is estimated to sell for $1,000,000 and you have a $250,000 loan balance, you can be pre-approved for a bridge loan of up to $500,000. This can go directly towards the down payment and closing costs on your new home.
Step 2: Pre-Approval for Your New Home Purchase

While securing bridge financing, we also start your pre-approval for the mortgage on your new home. During this process, we review your finances and exclude the housing expense of your departing home from your new loan approval, allowing you to qualify for more.
